Simi man faces felony charge in filing of forged documents
Aubulghasem Ahmadpour, 56, of Simi Valley, was arrested recently at his residence on felony charges of filing forged documents with an intent to defraud.
Ahmadpour was involved in a series of business disputes with the victims and in each case he allegedly recorded forged documents with the Ventura County clerk and recorder's offices.
In the first case, Ahmadpour was facing foreclosure proceedings on his Simi Valley residence. He'd defaulted on one of the loans he obtained to finance the residence.
To clear the title and refinance the house, Ahmadpour
allegedly filed with the recorder's office on Oct. 31, 2005 a false reconveyance of trust deed that which contained the forged signatures of the two victims in that transaction.
In the second case, the victim had been awarded a judgment in Los Angeles County against Ahmadpour for $151,220, the result of a business dispute.
Again, to clear the title to the house, Ahmadpour allegedly filed a false quitclaim deed and satisfaction of judgment with the recorder's office on Nov. 3, 2005 and March 6, 2006 respectively, each containing forged signatures of the victim.
As a result of yet another business dispute, a third victim had
been awarded a $113,900 judgment against Ahmadpour at the conclusion of a civil trial. Another lien had been filed again Ahmadpour's residence.
To clear the title on the property, he again recorded two false satisfaction of judgments with the forged signatures of the victim on Feb. 28 and March 14 of this year.
Ahmadpour was booked at the Ventura County Sheriff's Department and remains in custody in lieu of $100,000 bail.
If convicted on all counts, Ahmadpour faces a maximum sentence of six years, four months in state prison.
The investigation was conducted by the real estate fraud unit of the district attorney's office.
