Businesses rushing to lease space in Simi Valley
Bob Kahn, first vice president of CB Richard Ellis (CBRE), has been involved in the recent negotiation of several industrial building leases in the city of Simi Valley.
Kahn has seen businesses increasingly moving to Eastern Ventura County. He attributes this trend to the area's affordability, ease of commutability and the availability of quality industrial properties.
In the first lease agreement, the tenant, SafeHaven Products Inc., leased a 19,932square-foot industrial space at 2160 Union..
SafeHaven Products Inc., a manufacturer and assembler of customized promotional products, is consolidating operations from three separate Moorpark buildings to the one larger Simi Valley location.
The building landlord, Hillcrest Oaks Ltd., one of the Larwin Investment Company's investment entities, was represented by Kahn in the long-term lease negotiations. SafeHaven was represented by Terry Adams with TOLD Partners.
In a second lease, Simi Valley Wholesale Electric signed a fiveyear lease for a 10,744-squarefoot space at the Simi Valley Business Center. This new business, which handles wholesale electrical and lighting, is setting up operations at 2635 Park Center Drive.
Kahn represented Simi Valley Wholesale Electric in the lease negotiations and the landlord,
Pacific Simi Associates, was represented by Ken Ashen, also of CBRE.
In the third lease, American Vision Windows, which deals in residential window replacement, has signed a 71/2-year lease agreement for a 35,000-square-foot warehouse and distribution center at 2125 Madera Road in Simi Valley. The company is relocating its corporate headquarters to this site.
American Vision Windows has grown in five years from a small Simi Valley firm made up of Bill and Kathleen Herren and three others to 125 employees in Simi Valley, Orange County and San Jose.
In this lease transaction, Kahn and Ashen represented the landlord, SDJ General Partnership, and American Vision Windows was represented by Grant Fulkerson and Mike Tingus with Lee and Associates.
